Landlords: We visit the property in the first instance to advise on the rental figure, discuss the general aspects of letting and make recommendations if required.

The rent quoted to a tenant by us on your behalf must be inclusive of all outgoings for wich you are responsible, with the exeption of gas, electricity, the telephone service, water, fuel oil. Where the property to be let is subject to a mortgage, permission is normally required from the mortgagees to let. We can provide a variety of services to meet the Landlords needs, these include reference checks for prospective tenants and property safety checks.

Tenants: In order to secure a property, you will be asked for an administration fee. These fees enable us to proceed with referencing and administration costs. However, if for any reason if you decide to withdraw your application prior to the tenancy these fees will be forfeited. Also, should your references be unsatisfactory the same will apply. In the event of the Landlord withdrawing from the transaction fees will be returned. If the Tenancy proceeds, this fee will go towards your initial move-in costs, which will be detailed in your confirmation of offer letter.
